Mexican Financing: Items Needed, For Seller
  • Copy of escrow agreement (if applicable)
  • Copy of architectural plans (if applicable)
  • Copy of most recent Property Tax Bill “Boleta de Predial” (individual bill in all cases) give ORIGINAL to Notario at closing
  • Copy of Passport or Mexican ID
  • Copy of Water Bill “Boleta de cuenta de Agua Individual” indicating payments are current. give ORIGINAL to Notario at closing
  • Copy of Escritura “Title” give ORIGINAL to Notario at closing
  • If New Condo/ PUD (Planed Unit Development):
    1. If Property is a condo: “Regimen de Propiedad en Condomio” with "Tabla de Valores e Indivisos” with corresponding “Memoria Descriptiva con Medidas y Colindancia”
    2. Copy of letter from Association stating seller is current on fees
  • If property is currently held in trust:
    1. Copy of cancellation letter provided by the current trust company in Mexico
    2. Seller pays cancellation fees directly to the current trustee
    3. Copy of SRE Permit for the current trust
    4. If trust is still valid they will need to request cancellation
